Investment Criteria

  • Grocery-anchored retail centers, plus strip centers within the Northeast Florida area (see website for current list).
  • Average household income to be in the upper half of its market.
  • Excellent visibility.
  • Good ingress/egress with median cuts, preferably located on a signalized corner.
  • Minimum of 5,000 square feet. No maximum size requirement.
  • Redevelopment and/or tenanting opportunities are considered in well-located areas.
  • Will consider locations that have short-term remaining on grocer leases.

Yield Criteria

Tenant’s credit, remaining term, existing debt and other factors contribute greatly in determining yield.

Submissions should include the following:
  • Physical description and photographs
  • Brief market description
  • Aerials
  • In-place financing information
  • Tenant sales history
  • Site plan or survey
  • Detail accounting of expenses and recoveries
  • Demographic report
  • Current rent roll
  • Last two years operating income statement
